Pets – Adventures Are Better With Company
Here at The District, we’re just as excited to meet your four-legged (or feathered) friends as we are to welcome you. In fact, we think your pets might love it here even more than you will. With no breed or weight restrictions, your hiking buddy, couch snuggler, or paddleboard co-pilot is more than welcome.
- Pet Policy: Up to two free-roaming pets per unit.
- Deposits & Fees: $400 refundable pet deposit (per unit), $200 non-refundable pet fee (per unit), and $25 monthly pet rent (per unit).
- Perks: Pet waste stations with free refill bags are located throughout the community, plus an on-site pet grooming salon so your companion can be trail-ready or dinner-party chic in no time.
- Service Animals: Always welcome, of course.

Do apartments come furnished or unfurnished?

How do I apply for an apartment?
Apply online or in person — it takes just a few minutes.
How long does the application process take?
Most applicants receive a decision within 48–72 business hours.
What do I need to qualify?
Proof of income at 2.5x rent, plus credit and background checks.
Do you accept co-signers or guarantors?
Yes — they can apply online or in person.
Is there an application fee?
$17.75 per applicant.
What documents do I need to submit with my application?
A valid government-issued, school, or employee photo ID for each applicant.

What lease terms do you offer?
*Month-to-month up to 18-month leases — the flexibility to match your plans, whether you’re here for a season or the long run.
What’s included in the monthly rent?
Water, and sewer are billed by usage and included in your monthly statement. Power is metered separately and paid directly to the provider. Trash is a flat $10/month fee. Internet is optional, with special guest savings through select providers.
How much is the security deposit?
$400, due at move-in. Additional deposits may apply with conditional approvals.
Do you require renter’s insurance?
Yes — bring your own or choose our easy bundle option for seamless coverage.

Your move-in date depends on floor plan selection and availability — our team will help you choose the perfect timing.

How can I pay rent?
Online, in person, or with autopay. Manage everything through online Guest Portal or contact the leasing office during business hours.
Is there a late fee for rent? What’s the grace period?
Rent is due on the 1st, with a $75 late fee applied after the 3rd.
What payment types are accepted?
E-check, personal check, money order, cashier’s check, and major credit cards. *merchant and processing fees apply

Is parking included or separate?
Complimentary open parking is available to all guests, first come, first served.
Are garages available to rent?
Yes — private garages with direct access are available with select floor plans (A4, A5, and B3).

Local roasters like Zero-Six Coffee Fix and neighborhood favorites like The Refuge are a short walk. Downtown Boise’s breweries, gastropubs, and markets? Just over 2 miles away.
Any public transit?
Yep — Valley Regional Transit’s Route 17 has stops within a 5-minute walk, so you can hop a bus to downtown or link up with other routes.

Snag your deliveries during leasing office hours (Mon–Fri, 10 AM–7 PM) or grab them from our secure parcel lockers in the mail room for most USPS items.
Do you have additional on-site storage?
We've got the spot for your paddleboard, skis, or that “one day” camping tent. On-site self-storage units are available for an additional monthly fee, keeping your home clutter-free and your adventures within reach. Get in touch with the leasing office for current availability and pricing details.
